Buy a Home in OKC During the Holidays: Q4 Buyer Edge
Brick home in Oklahoma City glowing at twilight with fall leaves, ready for buyers who buy a home in OKC during the holidays

Mortgage rates just hit 7.40%, the highest level since late 2023, and yet some of the smartest buyers I know are shopping right now. Does that sound backwards? Stay with me. When the Thursday Freddie Mac report came out on October 15, most people scrolled past it and decided to wait until spring. The buyers who keep looking through November and December are about to have the OKC market almost to themselves.

I am Brittany, and I help families buy and sell all over the OKC metro, from Mustang and Yukon to Edmond, Moore and Norman. Every year I watch the same pattern. The calendar flips to fall, crowds thin out, and the people left in the room get better negotiating power. This year the pattern is stronger than usual because sellers know rates are high and buyers are scarce.

In this guide, I will walk you through why buying a home in OKC during the holidays can work in your favor, what the numbers look like for a typical Oklahoma City purchase, and exactly how to build a smart offer before the new year.

The Numbers Behind the Holiday Slowdown in OKC

Let us start with what is really happening, not what the headlines make you feel.

What rates are doing right now

Freddie Mac reports the average 30-year fixed rate was 7.40% on October 15, 2026, unchanged from the week before. A year ago at this time it was around 6.30%. That is a real jump, and I will not pretend it does not matter. But rates are a national story. Your home price, your seller's motivation, and your negotiating strategy are local stories.

What the OKC market looks like

According to Redfin, the median sale price in Oklahoma City was about $275,000 over the three months ending in September, up just 0.9% from last year. Homes took around 41 days to sell, compared with 37 days a year ago. Sales also slipped, with 2,586 homes sold in September versus 2,701 the year before.

Translate that into plain English: prices are steady, homes are sitting a few days longer, and fewer buyers are signing contracts. Steady prices mean you are not buying into a falling market. Slower sales mean you are not fighting a crowd.

A recent local inventory breakdown also showed that in places like Moore, Edmond, Norman and Oklahoma City proper, there are roughly 2.6 to 3.4 months of supply. That is still on the tighter side, so good homes still sell. The difference is that you now have room to negotiate on price, repairs and closing costs.

One more thing I tell every buyer: a slower season is not a weak market. Oklahoma still has a major affordability edge compared with big coastal metros, and families keep moving here for jobs, schools and space. Fewer people shopping in November does not mean fewer reasons to own. It simply means less noise while you make one of the biggest decisions of your life.

Why Q4 Sellers Are More Flexible

Think about who is still listed in late October. Nobody puts a house on the market the week before Thanksgiving for fun. These sellers usually have a reason. Maybe they are relocating for work, closing on a new build in Mustang or Yukon, or they want to be settled before the new year.

Motivated sellers mean better terms

Nationally, Realtor.com has noted that sellers are cutting prices at a pace not seen in four years. Here in the metro, that shows up less as big price drops and more as flexibility on terms. Ask for:

  • Seller concessions toward closing costs. On a $275,000 home, a 2% concession is $5,500.
  • A rate buydown, where the seller helps pay to lower your interest rate for the first year or two.
  • Repair credits after your inspection instead of waiting on the seller to do the work.
  • A flexible closing date that fits your lease or their move.

The Mustang and Yukon builder advantage

Here is a local insight I share with every client. Builders across Mustang, Yukon and Moore are working hard to hit year-end numbers. Many are offering rate buydowns, closing cost help or upgrade packages on move-in ready homes. A new construction home with a builder incentive can actually compete with a resale home on monthly payment, even when rates are high. Just remember to bring your own agent. The builder's sales rep works for the builder, and I work for you.

What a 7.4% Rate Really Means for Your Payment

Let us run real numbers. Say you buy a $275,000 home with 5% down. Your loan is about $261,250.

ScenarioRatePrincipal and interest per month
Today's national average7.40%About $1,809
Where rates were a year ago6.30%About $1,617
With a seller-paid buydown6.90%About $1,721

The gap between today and a year ago is roughly $192 a month on principal and interest. That is real money, but it is not a reason to sit out of the market for two years. These figures are estimates and exclude taxes, insurance and mortgage insurance. Your lender can give you an exact quote.

Also keep in mind that the headline rate is based on a borrower with 20% down and excellent credit. Your own rate may be higher or lower, which is one more reason to talk with a lender early instead of guessing from the news.

Marry the house, date the rate

You can refinance later if rates fall, but you cannot renegotiate the purchase price after closing. A strong deal on the house today, paired with a refinance when rates improve, can beat waiting for the perfect rate and facing more competition and higher prices next spring.

Your Holiday Home Buying Game Plan

The holidays are busy, so here is a simple timeline I use with my buyers across the OKC metro.

Step 1: Get pre-approved this week

Talk to at least two or three lenders. Freddie Mac's own chief economist says shopping around for quotes can potentially save thousands over the life of a loan. Ask about buydown options and any first-time buyer programs in Oklahoma.

Step 2: Tour on the days others skip

Weeknights, cold Saturdays and the week of Thanksgiving are great times to see homes with fewer people around. Sellers who allow showings during those windows are serious about selling.

Step 3: Make a smart, clean offer

Lead with your strongest terms, not just your highest price. Pair a fair offer with a request for closing cost help, and always get a full inspection. Oklahoma storms and older roofs are not something to skip.

Step 4: Plan your closing around the calendar

A closing in December can give you year-end tax conversations with your accountant and a fresh start in your new home by January. Ask your lender and title company about their holiday schedules early so nothing gets delayed.

Ready to Make Your Move Before the New Year?

You do not need perfect rates to make a smart home purchase. You need a clear plan, a strong team and a seller who wants to make a deal. The OKC metro still offers some of the best affordability in the country, and the holiday season is when you have the most leverage.
