OKC Housing Inventory Is Up: What It Means for You in 2026

Here is a number that changes how you shop or sell in the metro: 4.5 months of supply. That is how long it would take to sell every home currently on the market at today's pace, and in its July 2026 report, Homes.com called it the biggest build-up of homes for sale in Oklahoma City since the turn of the decade.

If you have been scrolling listings and thinking, "Wait, there are actually homes to choose from now?" you are not imagining it. Single-family listings in the OKC metro climbed to 7,555 in July, while sales barely moved from last year. More choices with steady demand is a very different market than the bidding wars we saw a few years ago.

But there is a twist. The average 30-year mortgage rate is 7.24% as of October 29, according to Freddie Mac, up from 6.17% a year ago. Buyers have more homes to pick from and tougher monthly math. Sellers have more competition, but plenty of motivated buyers are still out there. I am Brittany, and I work with families across Mustang, Yukon, Edmond, Moore and Norman every week, so let me break down what rising OKC housing inventory really means for you.

What "Months of Supply" Really Tells You

The simple definition

Months of supply is the number of months it would take to sell all active listings if no new homes were added. Under 3 months usually means a seller's market. Around 6 months is what Oklahoma REALTORS considers a balanced market. Anything in between means the leverage is shifting, and that is where we are right now.

Where the OKC metro sits today

Homes.com reports months of supply at 4.5 in July, with listings growing nearly three times faster than the national median. A separate local July report cited by Legacy Real Estate Group put inventory closer to 5 months. The exact number depends on which data set you use, but the direction is the same: we are moving toward balance, and fast.

The Latest OKC Numbers at a Glance

  • Inventory: 7,555 single-family homes for sale in July 2026, and homes for sale were up 12.2% from a year earlier (Homes.com).
  • Sales: 1,988 closed sales in July, up just 2.2% from July 2025 (Homes.com).
  • Median price: About $275,000 over the last three months, up 0.9% from last year (Redfin).
  • Speed: The typical OKC home goes pending in about 42 days and sells about 2% below list price. Hot homes can go pending in around 12 days (Redfin).
  • Mortgage rate: 7.24% for a 30-year fixed, down from 7.32% the week before (Freddie Mac).

Notice what is missing: a price crash. Prices are basically flat, not falling. What changed is the pace and the negotiating room.

What Rising Inventory Means If You Are Buying

You finally have time to compare

When homes were gone in a weekend, buyers skipped inspections and waived everything. With more homes available, you can tour three or four properties, compare floor plans, and walk away from the one with the sketchy roof. Do not rush into a house just because it is pretty. Let the inspection do its job.

Ask for seller concessions

Sellers who have been sitting for weeks often say yes to help with closing costs or a rate buydown. A buydown lowers your interest rate for a set period, or for the life of the loan, and it can be worth more to your monthly budget than a small price cut. The key is asking, and writing the offer the right way.

Do the payment math before you fall in love

Here is a quick example using the $275,000 median price and 10% down, which is a $247,500 loan. At 7.24%, principal and interest is roughly $1,690 a month. At last year's 6.17%, that same loan would have been about $1,510. That is around $180 more every month, before taxes and insurance. Rates move, so it helps to get pre-approved and know your real number, not an estimate from the internet.

If you can swing it, buying now means less competition today, and you can refinance later if rates fall. You cannot refinance a price you missed out on, but you can refinance a rate.

What Rising Inventory Means If You Are Selling

Price it right in the first week

The first seven days are your best shot at attention. Overpriced homes sit, collect price drops, and end up selling for less than if they had been priced correctly from day one. With about 42 days to pending for the typical OKC home, a home that sits well past that is telling you something. Use recent sold comparisons from your own neighborhood, not the neighbor's wishful list price.

Presentation beats patience

When buyers have options, condition and photos decide who gets the showing. Fresh paint, clean landscaping, decluttered closets and bright listing photos all help your home stand out in a crowded search. Small fixes now are cheaper than a price cut later.

A Local Look at Mustang and Yukon

Real estate is local, and the metro numbers hide a lot. Builders have been busy in Mustang, Yukon, Edmond, Moore and Piedmont, and Oklahoma City ended 2025 as one of the hottest new construction markets in the country. That means buyers in Mustang and Yukon often compare resale homes against brand new builds that come with incentives like rate buydowns or closing cost help.

If you are selling in these areas, your competition is not only the house down the street. It may be a new build two miles away with a builder offering to cover closing costs. Knowing that before you set your price is a real advantage. If you are buying, comparing a resale home with a new construction quote side by side can reveal a surprising winner.

Two Questions I Hear Every Week

Should I wait for rates to drop?

Nobody can promise where rates go next. What I can tell you is that waiting has a cost. If rates fall, more buyers jump back in, competition returns, and the negotiating room you have today shrinks. Many of my clients choose to buy now with a plan to refinance later, and they negotiate a concession to ease the first few years.

Is this officially a buyer's market?

Not quite, and it depends on your price range and area. Homes in good condition at fair prices still move quickly. Homes that are overpriced or need work are the ones sitting. Think of it as a balanced market where preparation wins on both sides of the table.

Your 30-Day Game Plan

  1. Get pre-approved and ask your lender to show payments at a few different rates.
  2. Pick your top three neighborhoods and track what has sold nearby, not only what is listed.
  3. Buyers: tour homes in person and make a short list. Plan to ask for concessions.
  4. Sellers: get a pricing review before listing, and finish repairs before photos.
  5. Talk to a local agent who can tell you what is happening on your street, not just across the metro.
