Living in Piedmont, OK: What Buyers Should Know in 2026

Living in Piedmont, OK: What Buyers Should Know in 2026
Forty-seven homes sold in Piedmont in September, up from 44 a year ago, according to Redfin. That is a small number, but it tells a big story: even with mortgage rates above 7%, buyers are still choosing this Canadian County community.
If you have been searching in Yukon, Mustang, or Edmond and feeling squeezed on price or lot size, have you looked just north of Yukon yet? Picture a fall Friday night with stadium lights glowing, a neighborhood of newer homes on roomy lots, and an easy drive toward the rest of the OKC metro.
I'm Brittany, and I help buyers and sellers all over the OKC metro. In this guide, I will break down what living in Piedmont, OK really looks like right now: what homes cost, how fast they sell, what the school district offers, and what today's interest rates mean for your monthly payment.
What the Numbers Say About Piedmont Real Estate Right Now
Prices: Why the Sources Do Not Match
If you search for the median price in Piedmont, you will find different answers, and that is normal. Each source measures something different.
- Zillow puts the typical Piedmont home value at $312,783, up 5.3% over the past year.
- Resideline reports a median closed sale price of $299,990 over the last six months in the 73078 ZIP code, based on 278 closed sales.
- TopHap, which uses recorded deeds, shows a median sale price of $272,500 through September.
- Movoto shows a median list price of $379,000 in October.
The takeaway? Sold prices are landing in the high $200s to about $300,000, while sellers are still listing higher. That gap is where smart negotiation happens. Piedmont is also the priciest of the six cities in Canadian County by median home value, according to TopHap, with Mustang just below it.
Pace: Homes Are Moving, Just Not in a Rush
Redfin shows homes in Piedmont selling after about 38 days on the market, compared to 30 days last year. Well-priced "hot" homes can still go pending in around 11 days. A local MLS report this spring showed about 5.5 months of inventory, which is close to a balanced market with a slight edge to sellers.
For buyers, that means you have time to compare homes and ask for concessions. For sellers, it means pricing and presentation matter more than ever.
Piedmont Schools and Why Families Pay Attention
Schools are a big reason people look at living in Piedmont. The Piedmont School District has seven school sites, more than 5,500 students, and covers about 96 square miles, which is much larger than the city itself. Public School Review lists the district's graduation rate at 93% and places it in the top 10% of Oklahoma districts for combined math and reading proficiency.
Friday night games, band, and community events give Piedmont that small-town feel, even as the area keeps growing.
Check Attendance Zones Before You Write an Offer
Here is a tip many buyers miss. The district's board approved updated intermediate school boundaries for the 2026-2027 school year and updated elementary boundaries for 2027-2028. If a specific school matters to your family, confirm the zone for the exact address with the district before you make an offer. I am happy to help you do that.
Space, Lots, and New Construction: Piedmont vs. Mustang and Yukon
According to TopHap, the typical Piedmont home was built around 2009, has about 1,920 square feet, three bedrooms, and sits in a community where 88% of homes are owner-occupied. That tells me Piedmont is a place where people plant roots.
Buyers I talk to often come for lot size. Local agents describe strong demand from people who want larger lots, newer construction, and the Piedmont school district. If you have read my guides to living in Yukon or living in Mustang, think of Piedmont as a neighbor worth adding to your tour list, especially if you want more elbow room for your budget.
One local split to know: starter and transition homes tend to sit under about $350,000, while many move-up homes run from $400,000 to $600,000 or more. Canadian County also had 998 active listings in April, up from 965 in January, so selection is improving.
What 7.32% Mortgage Rates Mean for Your Piedmont Budget
Let's talk about the elephant in the room. Freddie Mac reports the average 30-year fixed rate was 7.32% on October 22, down from 7.40% the week before, but well above 6.19% a year ago.
Here is what that looks like on a $300,000 home with 5% down, which is a $285,000 loan:
- At 7.32%, principal and interest is about $1,958 per month.
- At last year's 6.19%, the same loan would have been about $1,744 per month.
That is roughly $214 more each month, before taxes and insurance. It is real money, but it is not a reason to freeze. Because Piedmont homes are taking longer to sell, you can often negotiate seller-paid closing costs or a rate buydown, which can soften that payment. Shop at least three lenders too, since quotes can vary. My post on buying a home with rates at 7.4% walks through more options.
Buying and Selling Strategy in a Balanced Piedmont Market
If You Are Buying
With homes taking longer to sell, you have more leverage than buyers had a couple of years ago, but strong homes still move. Get fully pre-approved first so you can act within a day when the right house appears. Then use your time wisely. Ask for recent sold comparables, not just list prices, because the gap between list and sold prices in Piedmont is wide. Get a thorough inspection, and consider asking for seller-paid closing costs, a rate buydown, or repair credits instead of only pushing for a lower price. Those items can lower your monthly payment or your cash to close more than a small price cut does.
New construction deserves a look too. Builders across the OKC metro, including in Piedmont, Yukon, and Mustang, are expanding new communities, and some offer incentives such as closing cost help or rate buydowns. Just remember that a builder's contract is written to protect the builder, so have your own agent with you from the first visit.
If You Are Selling
Sellers, the Piedmont median list price near $379,000 sits well above recent sold prices. Homes priced above comparable sales are the ones that sit. Price to the sold data, not to the hope. Fresh paint, bright lighting, a tidy yard, and a clean move-in-ready feel often beat expensive remodels, and fall is a great time to show off curb appeal with a little seasonal color at the front door. If you are also buying your next home, we can line up your sale and your purchase so you are not stuck juggling two closings.
