Is Summer 2026 the Right Time to Buy a Home in the OKC Metro?

Is Summer 2026 the Right Time to Buy a Home in the OKC Metro?
Here is a number that might change how you see the OKC housing market right now: active listings in the Oklahoma City metro are up 14.7% year-over-year as of April 2026, with 7,758 homes currently on the market and homes sitting an average of 58 to 67 days before going under contract.
If you have been sitting on the sidelines, wondering whether mortgage rates will drop, prices will fall, or the timing will somehow get more perfect, this article is for you. Because right now, the local data tells a very different story than what you might be seeing in national headlines.
I am Brittany Yerby, your OKC metro realtor with Heather and Company Realty Group. I serve buyers and sellers across Mustang, Yukon, Edmond, Moore, Norman, and surrounding communities. What I am seeing in this market right now is a window of opportunity for buyers that I have not seen in years. Let me show you exactly what the numbers mean for you this summer.

What the OKC Market Numbers Are Really Telling Us Right Now
Numbers do not lie, and right now the data for the OKC metro real estate market is telling a clear and encouraging story for buyers.
As of April 2026, the median home sale price in Oklahoma City sits around $268,000 to $270,000. That is a stable, manageable price point in a city where your dollar genuinely buys you a real home with real square footage. For context, the national median home price in April 2026 was approximately $390,000, meaning OKC home prices are nearly 30% below the national average.
Here is the full picture of what the OKC market looks like right now:
- Active listings: 7,758 homes for sale in the OKC metro, up 14.7% from this time last year
- Average days on market: 58 to 67 days before a home goes under contract
- Sale-to-list price ratio: 97.5%, meaning buyers are negotiating and sellers are meeting them partway
- Months of supply: 4.6 months, approaching the balanced market threshold of 5 to 6 months
What does all of that mean for you? More choices, less competition, and real negotiating power. Two years ago, homes in this market were going under contract in days with multiple offers over asking price. Today, sellers are more patient and increasingly willing to work with buyers. That is a meaningful shift that benefits anyone ready to make a move.
And here is something worth saying clearly: the OKC market is not in distress. Home prices are not crashing. This market is simply normalizing after a few unusually competitive years, and that normalization is creating genuine opportunity for buyers who are prepared to act.

Mortgage Rates in Summer 2026: What You Actually Need to Know
Rates are the topic I hear about most from buyers right now, so let me give you an honest picture.
As of June 2026, 30-year fixed mortgage rates are hovering between 6.3% and 6.6%. Fannie Mae's April 2026 Economic and Strategic Research Group forecast projects the 30-year rate to average around 6.3% through the remainder of this year. Those rates are not the pandemic-era lows many buyers remember, but they are historically normal when you look at where rates have sat over the past 30 years.
Here is what gives me pause for buyers who are still waiting: a May 2026 survey by U.S. News found that 62% of homebuyers were waiting for mortgage rates to drop before buying. But that same group made the same choice in 2025, and rates did not fall meaningfully enough to change the calculus. If you keep waiting for rates to drop significantly, you may be waiting a long time, and every month of waiting is another month of rent paid toward someone else's mortgage.
The Buy Now, Refinance Later Strategy
Many of my buyers are using this approach right now: lock in today's home price, which is still well below the national average, and plan to refinance when rates improve in future years. This lets you build equity immediately and take advantage of the current buyer-friendly negotiating conditions, while preserving the option to lower your payment later if rates drop.
Ask the Seller for a Rate Buydown
In today's market, sellers are increasingly open to contributing toward a temporary rate buydown, where your interest rate is reduced for the first one to three years of your loan. This can make your initial monthly payment more manageable. I regularly negotiate these concessions for buyers right now because sellers want to move their homes and are willing to get creative to make deals work.
The bottom line is simple: rates are one factor, but they are not the only factor. Your personal timeline, your local market conditions, and your ability to start building equity all matter equally.

Suburb Spotlight: Where OKC Metro Buyers Are Finding the Best Value
One of the things I love most about working in the OKC metro is the incredible variety of communities available within a short drive of the city. Each suburb has its own personality, price point, and strengths. Here is a quick look at what buyers are finding in four of the most popular areas right now.
Mustang, OK
Mustang is one of the most underrated communities in the OKC metro for buyers looking for value and a true neighborhood feel. The current median home price in Mustang is around $275,000 as of June 2026, offering outstanding value for the quality of homes and schools available. Mustang Public Schools are highly regarded, the neighborhoods are well-maintained and friendly, and the community has a small-town feel with easy access to the city. For entry-level to mid-range buyers, Mustang checks nearly every box.
Yukon, OK
Yukon has consistently been in high demand, and with good reason. The current median home price sits around $294,000, slightly higher than Mustang but still delivering tremendous value for the quality of life it offers. Yukon Public Schools consistently earn strong ratings from families. The Chisholm Trail Parkway makes commuting into OKC fast and straightforward. Inventory in Yukon tends to move a bit more quickly than other suburbs, so when you find something you love here, be ready to act with purpose.
Edmond, OK
Edmond is the premium option in the OKC suburb landscape, with a current median home price around $388,000. Homes here are still moving relatively quickly, averaging around 26 days on market, and the market tends to stay more competitive than other suburbs. Edmond offers excellent schools, a vibrant dining and shopping scene, beautiful neighborhood aesthetics, and some of the most well-established communities in the entire metro. If your budget allows it, Edmond delivers a premium OKC lifestyle.
Moore, OK
Moore might be the most underrated community in the OKC area right now. With a median home price around $275,000, Moore offers exceptional value paired with a tight-knit, resilient community that has truly come together over the years. Moore Public Schools have strong academic programs and deep community investment. Easy I-35 access makes getting around the metro simple from any direction.
Whether your budget is $250,000 or $450,000, there is a community in the OKC metro that fits your lifestyle and your goals. I would love to help you find it.
What You Can Negotiate Right Now That You Could Not Two Years Ago
This is the part of the conversation I find most exciting for buyers right now. Today's OKC market is genuinely giving buyers leverage they have not had in years.
With homes sitting on the market an average of 58 to 67 days and inventory continuing to grow, sellers are increasingly motivated to make deals work. Here is what I am regularly negotiating for buyers in this market:
- Closing cost contributions: Sellers covering part or all of your closing costs, which typically run 2% to 3% of the purchase price
- Temporary rate buydowns: Sellers paying points to lower your interest rate for the first one to three years of your loan
- Extended inspection periods: More time to conduct thorough due diligence without worrying about losing the home to another buyer
- Repair credits or repairs completed before closing: Getting issues addressed without the pushback sellers used to give in a more competitive market
- Price reductions on motivated listings: Homes that have been sitting 30 to 45 days or more are often ripe for meaningful price negotiation
One important note: this window will not stay open forever. When mortgage rates eventually drop, more buyers will come off the sidelines, competition will increase, and sellers will regain their leverage. Buyers who act during this current window are the ones who will look back and know they made a smart, well-timed decision.
Should You Keep Renting or Is It Time to Own?
This is one of the most common questions I get, and I always give the same honest answer: it depends on your specific situation and goals. But here is what the data says about renting versus owning in Oklahoma right now.
Oklahoma rents have been rising steadily over the past few years. The gap between what it costs to rent versus own is narrowing in many OKC suburbs. Every month of rent is a month of someone else's equity built, not yours. When you own a home with a fixed-rate mortgage, your payment stays consistent while rents around you continue to climb.
Consider this perspective: OKC home prices are nearly 30% below the national median. You are entering the market at a price point that gives you genuine room for appreciation. And while rates are not at historic lows, they are also not at historic highs. The mid-6% range is manageable, especially when paired with a seller concession that helps with your upfront costs or a rate buydown.
Homeownership is also about more than the financial equation. It is the freedom to make a space your own, to plant roots in a community you love, and to build something lasting for yourself and your family. That sense of stability and belonging has real value that no rent payment will ever give you.
