OKC Home Prices Rising in 2026: What Buyers Must Know

OKC Home Prices Rising in 2026: What Buyers Must Know

Here is a number that should stop you in your tracks: according to MLSOK data, average residential sales prices in the OKC metro have climbed from about $290,000 in January to nearly $337,000 as of June 2026. That is more than $46,000 in price growth in less than six months. And mortgage rates? They have barely moved.
If you have been holding off on buying a home in the OKC metro because you are waiting for interest rates to drop, you are not alone. I hear it all the time from buyers in Mustang, Yukon, Edmond, and Moore: "I am just going to wait a little longer." I completely understand the thinking. But the data is telling a different story right now, and it is one every buyer and seller in the OKC area needs to hear.
Let us dig into what is actually happening in our local market this summer, why waiting may not be saving you money, and what smart buyers and sellers are doing right now to move forward with confidence.
The OKC Market by the Numbers: What the Data Is Telling Us
The 30-year fixed mortgage rate has hovered between roughly 6% and the upper-6% range for most of 2026. As of late June, it sits around 6.58%. For buyers who remember the sub-3% rates of 2020 and 2021, that still feels frustrating. But here is what the data actually shows: while rates have mostly stayed flat this year, prices have not.

MLSOK data confirms that average OKC metro sales prices climbed more than $46,000 from January to June 2026, all while rates stayed within the same general range. The median OKC sale price currently sits around $268,000 to $270,000, making our market nearly 30% more affordable than the national median of $390,000.
Here are the key numbers painting the picture right now:
- Median OKC home sale price: approximately $268,000 to $270,000
- Average days on market: 58 to 67 days
- Homes selling for approximately 97 to 98% of list price
- Active OKC listings up 14.7% year over year as of April 2026
- OKC home sales up 7.8% year over year in April, compared to just 0.6% nationally
- Current 30-year fixed mortgage rate: approximately 6.58%
People are buying. Inventory has grown meaningfully, but buyer demand is keeping pace. And relative to the rest of the country, the OKC metro remains one of the most affordable large housing markets in the United States.
The Real Cost of Waiting for Lower Rates
Let me ask you something honest. If mortgage rates drop from 6.58% to 5.9% next year, but the home you are eyeing goes from $275,000 to $310,000, did you actually win by waiting?
That is exactly the dynamic playing out in the OKC housing market right now. Many buyers are holding out for a perfect combination of lower rates and lower prices. But those two things rarely happen at the same time. When rates fall, buyer demand tends to surge, and that typically pushes prices up right along with it.
A buyer who purchased an OKC home in January at around $290,000 is sitting on a home now worth closer to $337,000. That is nearly $47,000 in gained equity in six months. The buyer who is still waiting has gained exactly zero while prices have moved up around them.
I am not saying everyone should rush into a purchase. Your personal finances, timeline, job stability, and long-term goals always matter more than any single market data point. But the OKC market is not sitting still while you wait, and that is something worth factoring into your decision.
What Is Happening in Mustang, Yukon, Edmond, and Moore Right Now
One of the things I love about serving the OKC metro is that each suburb has its own rhythm. So let me get specific about what buyers and sellers are actually experiencing in the communities I work in every single day.

According to MLSOK inventory data from early 2026, Moore, Edmond, and Norman are among the most competitive markets in the entire metro, sitting at just 2.6 to 3.4 months of inventory. That is firmly seller's market territory. Homes priced correctly in these cities are still moving quickly, and buyers need to be prepared to act decisively when the right home appears.
Yukon and Mustang continue to attract strong buyer interest from families looking for newer construction, great school districts, and a community feel with easy access to OKC proper. These western suburbs offer tremendous value, and demand there has remained solid throughout 2026.
What This Means If You Are Buying
You have more options than you did two years ago. Inventory is up significantly compared to the pandemic-era lows. But this is not a slow, low-pressure buyer's market either. Well-priced homes are still receiving multiple offers in many areas of the metro. Having your financing lined up in advance, understanding your priorities, and working with someone who knows these specific neighborhoods will make a real difference in your outcome.
What This Means If You Are Selling
Pricing is everything right now. Homes that are priced correctly for today's market are moving. Homes that are overpriced are sitting and watching the days tick by. Buyers have more choices than they did in 2022, and they know it. If you want a fast, strong sale in Mustang, Yukon, Edmond, or Moore, the strategy starts with an honest conversation about what your home is worth in today's market.
What Sellers in the OKC Metro Need to Know This Summer
If you are thinking about listing your home this summer, the news is still very good for sellers. You just need to go in with the right approach.
Active listings in the OKC area rose 14.7% year over year in April 2026, placing OKC among the five fastest-growing metros in the country for new listings. That means more competition. It also means buyers have more options and are negotiating more carefully than they were during the peak frenzy years.
Here is what sellers need to prioritize right now:
- Price it right from day one. Overpricing is the fastest path to extended days on market, price reductions, and a stale listing. Your agent should walk you through a thorough, honest comparative market analysis based on what is actually selling, not just what you hope to get.
- Invest in your presentation. With more homes on the market, yours needs to stand out immediately. Professional photography, clean staging, and excellent curb appeal are not optional extras right now. They are the difference between a home that creates urgency and one that gets scrolled past.
- Be strategic about concessions. Buyer concessions, like help with closing costs or rate buydowns, are increasingly common in the OKC market right now. Sellers who are willing to negotiate thoughtfully tend to close faster and net more than those who dig in on every single point.
So, Is Now a Good Time to Buy or Sell in the OKC Metro?
Here is my honest take as someone who works in this market every single day with real buyers and sellers across Mustang, Yukon, Edmond, Moore, Norman, and the surrounding OKC area.
If you are a buyer: yes, this is a reasonable time to buy with the right preparation. Get pre-approved so you know exactly what you can comfortably afford. Be realistic about mortgage rates, because they may not drop dramatically anytime soon, and waiting for a perfect rate while prices climb could leave you in a worse position. Focus on finding a home that works for your life over the long term.
If you are a seller: yes, the market still favors you in much of the OKC metro, but you need to approach it strategically. Price it right, present it beautifully, and work with someone who understands how buyers are thinking and what they are willing to pay right now.
And here is the thing I always tell every single client I work with: the best time to buy or sell is when it is right for you and your life. Not when the headlines say so. Not when rates hit some arbitrary number you read about online. When your situation, your goals, and the market align, that is your window.
